Director of Compliance
As Director of Compliance, Gabriela Gonzalez leads the compliance and occupancy teams, along with all departmental functions and processes for over 10,000 units. Gabriela directs all aspects of regulatory compliance for the Affordable Housing portfolios including site and waitlist compliance, file audits and annual compliance submissions to government, state and local agencies. She is responsible for developing and updating policies, procedures, processes and forms with new and revised regulations. Gabriela’s department oversees the audit process and all MOR’s issued by the Contract Administrators or Tax Credit Syndicators, as well as auditing files on a quarterly basis and monthly HAP voucher transmissions.
Since joining the Habitat Company in 2009, Gabriela has streamlined the compliance process at both the community and portfolio level to ensure adherence to all federal and state laws, and agency regulations. This has created a better and more effective onsite understanding of compliance requirements and a more efficient process of identifying training opportunities and developing solutions. Training and development for Habitat’s Affordable Group includes monthly and quarterly training workshops, as well as annual fair housing and customer service trainings.
Gabriela brings 18 years of progressive affordable housing experience. She holds certifications as Advanced Tax Credit Specialist (TCSA), Certified Occupancy Specialist (COS), Certified Occupancy Specialist-PH (COSPH), Fair Housing Specialist (FHS), Site-based Budgeting Specialist (SBS) and is a licensed Real Estate Agent in Illinois.
