Niya Wheeler

Niya Wheeler brings over five years of dedicated experience in property management, specializing in affordable housing. As a Regional Manager at The Habitat Company, she oversees the operations and administration of both family and senior properties.

 

In her current role, Niya is responsible for implementing policies, procedures, and best practices, while also working in tandem with the onsite team to meet and exceed financial and operational performance goals for each asset. Niya excels in optimizing resources through effective hiring, training, and motivating of on-site Community Managers and team members.

 

Previously, Niya served as a General Manager at The Habitat Company, where she managed up to 36 employees in all facets of operation and administration of both family and senior properties, comprised of 1,000 units. She also developed budgets and reports to meet investor objectives and maximize returns.

 

Niya's journey at Habitat began as an Assistant Community Manager, where she coordinated resident and building construction work, managed vendor contracts, and handled essential leasing paperwork. She initially joined Habitat as an Administrative Assistant, gaining proficiency in property management software and assisting with tenant occupancy processes.

 

Niya holds a Bachelor of Social Work from Northeastern Illinois University and an Associate of Liberal Arts from Oakton Community College. She is a certified Tax Credit Specialist and holds certifications in Fair Housing and Public Housing Rent Calculation.
